Bengaluru’s Residential Prices Fell by Almost 3% in Last Quarter: Magicbricks Propindex Report Q2 2020

* COVID-19 induced a price decline of 1-3% across most budget segment

Amidst COVID-19, Bengaluru’s residential prices have witnessed a QoQ decrease of approx. 3% in the second quarter of 2020, revealed the latest edition of Magicbricks’ PropIndex (Q2, 2020). Bengaluru residential market maintained a steady momentum in the last 5 years with 17.7% and 33.3% surges in ready to move and the under construction segment prices, respectively. However, the QoQ 2.8% price decline in the ready-to-move segment washed away the gains made during the previous six quarters.

The under-construction segment had a decent 33% growth in the last 5 years, but the recent pandemic brought a decline of 0.8% in Q2 2020.  Shortage of labour, supply chain disruption and extension in the RERA deadline by 3 months in Bengaluru is likely to shift delivery of some under construction projects by a few months.

According to the Propindex, Bengaluru thrives on a healthy mid-segment demand, with both 2 and 3 BHKs each accounting for more than 40% of the demand and supply. Together they account for 88% of the property searches and 92% of the supply. However the market is slowly shifting to the affordable segment, and a small demand-supply mismatch is emerging in the less than INR 5,000 per sqft price bucket. The demand for 1 BHK and 2 BHK configurations is likely to further increase due to the reduction of stamp duty between 3% to 5% for properties costing upto INR 35 lakh.

Commenting on the PropIndex, Sudhir Pai, CEO, Magicbricks, said, “India’s real sector is gradually adopting to the new normalcy. The economy had almost come to a stand-still in March but now hopefully we are on the road to recovery. At a pan-India level, the price decline has been just 1.5% QoQ while repo rates have been lowered by more than 100 points. This augurs well for the industry. Our data also suggests that consumer interest has not tapered off and developers have to grab the attention of the home buyers through attractive deals and offers. There is a pent-up demand for ready-to-move in properties as our data suggests that the 80% of searches are happening in this segment and the rest for under-construction.”

Post COVID-19 pandemic, government has allowed partial sales of plots In the layouts to ease the liquidity situation of developers and accelerate the layout development process. State government allows the regularization of over 75,000 land parcels, which were initially a part of the BDA development scheme but were under unauthorized possession for more than 12 years, by payment of penalty.

Whitefield, Sarjapur Road, Bellary Road and Electronic City were the top 4 micromarkets in the city, supported by factors such as affordability, better access to IT hubs and sound connectivity to the airport. The extension of metro lines from Baiyappanahalli – Whitefield and RV Road – Bommasandra is likely to boost the demand for the economic hubs of Whitefield and Electronic City in the future

However, it will be interesting to see how these factors play out as the market recovers from the outbreak of COVID-19 and the ensuing national lockdown. Magicbricks data indicates that overall, consumers are back to the marketplace, albeit in lower numbers. Developers are running various schemes and promotions to entice home buyers and drive transactions. The next three to six months will remain key to determine any developing trend in prices and transaction volumes. It has become even more of a buyers’ market with the onus on sellers to make the right interventions to enable the real estate market bounce back.

Increase of IT spending by 20-25%, says GE

General Electric (GE) may increase its IT spending by about 20-25 percent for 2010-11, a step that can turn out to be a boon for several Indian information technology (IT) vendors.

Software firms like Tata Consultancy Services (TCS), HCL Technologies, Patni Computer Systems and iGate, who generate a significant amount of revenue from GE, are likely to benefit most from the increase in its IT budget.

A person close to this development said, "GE has allotted an additional $500-600 million for its IT budget during 2010-11. The firm may be looking to extend contracts with vendors like iGate and Polaris by three to four years and significantly increase its spending with large capital firms like TCS and HCL going forward."

GE has already extended its IT contract with Birlasoft, estimated to be worth $50 million and $100 million and with Mahindra Satyam, worth $100 million by three years. The existing contracts for iGate, Polaris Software Lab and Birlasoft will end in December this year.

Air Deccan Gopinath proposes low-cost campaign in polls

To reach his electorate as well as keep costs within the stipulated budget of Rs 25 lakh for election campaigning, Air Deccan founder G. R. Gopinath is resorting to viral marketing, SMS messages, and e-mail.

Gopinath, who is standing as an Independent candidate from Bangalore South constituency, India's IT capital, has also launched a dedicated website with provision for suggestions, advice and feedbacks.

"We are using viral marketing techniques to keep our costs within the sum allotted by the Election Commission," said Gopinath. Viral marketing is a low-cost marketing technique that uses pre-existing social networks to increase brand awareness. It can be word-of-mouth delivered or enhanced by the network effects of the Internet, or any form of video clips, images, or even text messages.

As per Gopinath, the email blasters were done with database received from volunteers instead of buying the database. The SMSs are being sent free by service providers who are his well-wishers. Even the social networking sites like Facebook and Twitter are free sites.

Gopinath said he opted to contest these elections with the backing of Infosys Technologies' Nandan Nilekani and Mohandas Pai, Pradeep Kar of Microland; Kiran Mazumdar-Shaw of Biocon and brand guru Harish Bijoor.

Is California to layoff 20,000 state jobs?

California, which is on the brink of running out of cash, will notify 20,000 state workers on Tuesday their jobs may be eliminated, a spokesman for Governor Arnold Schwarzenegger said on Monday.

The announcement came a day after California lawmakers narrowly failed to pass a $40 billion budget that would have plugged the state's deficit with a mix of tax hikes and spending cuts.

"In the absence of a budget, the governor has a responsibility to realize state savings any way he can," said Aaron McLear, a spokesman for the Republican governor. "This is unfortunately a necessary decision."

The layoff notices will affect about 20 percent of state workers, McLear said, adding the cuts would extend to every part of state government.

The positions would be eliminated in June in preparation for California's next fiscal year, which starts in July.

California, America's most populous state and the world's eighth biggest economy, has experienced a dramatic fall in revenues because of the housing downturn, rising unemployment and a sharp pullback in consumer spending.

To conserve cash, the state has stopped public works projects, furloughed state employees for two days a month and postponed sending out tax refunds.

Despite meltdown: No job loses in BPO sector!

Software and BPO industry body Nasscom on Wednesday said the business process outsourcing sector is not in the danger of losing jobs due to the ongoing economic downturn rather a net hirer in the current fiscal.

In a statement here Nasscom said, "Media reports suggest that the Indian BPO industry will see 2.5 lakh job losses by the first quarter of 2009, in the wake of downturn in the US and other developed economies. Nasscom’s research and interaction with its member companies is not in support of this statement. Our detailed industry performance and forecast for FY09 will be released in the next fortnight. However, on employment the industry will continue to be a net hirer in FY09 as a direct corollary of industry growth and fears of large scale job losses at an industry level are unfounded."

The industry body's comment comes in the wake BPO Industry Association President Samir Chopra stating that "severe job loss is expected because of recession. We are going to request for a fiscal package from the Government but if that doesn't happen, then there be huge amount of losses in terms of manpower. I think a quarter of a million jobs will go."

The $11-billion BPO sector employs about seven lakh people.

Has US economy sunk deeper into recession?

Bleak housing data showed the United States and Britain were sinking deeper into recession and authorities from Washington to Tokyo worked hard to spend their way out of the worst downturn in decades.

Japan's government on Wednesday approved its biggest-ever budget to revive its economy while US President-elect Barack Obama sought to clinch a deal with congressional lawmakers on a massive stimulus package even before the Christmas Day.

"Japan cannot avoid the tsunami of the world recession, but it can try to find a way out," Japanese Prime Minister Taro Aso said announcing the budget.

"The world economy is in a once-in-a-hundred years recession. We need extraordinary measures to deal with an extraordinary situation," he said.

A record drop in U.S. existing home sales and prices last month reported on Tuesday showed the world's biggest economy was on track for what one Federal Reserve official said could be the longest downturn since the World War Two. Housing is at the root of the U.S. slump and the global malaise and economists expect the economy to decline much more in the current quarter after a 0.5 percent contraction in the third quarter. Britain, the world's fifth-largest economy, is in an equally dire shape.

The Royal Institution of Chartered Surveyors said house prices were set to fall by 10 percent next year, confirming the bleak outlook after Tuesday's data showed the economy shrinking by 0.6 percent in the third quarter.

The relentless flow of bad news overshadowed rescue efforts and prompted a warning from European Central Bank President Jean-Claude Trichet that investors could be overlooking the importance of steps already taken by policymakers.

Japan had its share of gloom this week, reporting a record drop in exports -- the mainstay of an economy dogged by weak consumer spending -- and a similarly sharp collapse in business sentiment.

RECORD BUDGET FOR JAPAN

Grim data and warnings from the central bank that the worst may not be over fanned expectations that it will cut its key rate to zero from 0.1 percent and revive a policy of flooding banks with interest free cash it abandoned just two years ago.

Doing its part, Japan's cabinet approved a record 88.5 trillion yen ($980.6 billion) budget for the next fiscal year starting in April. The plan boosts overall spending, excluding debt servicing costs, by 9 percent compared to this year's initial budget and aims to accommodate part of 12 trillion yen in extra spending on government stimulus packages.
