Co-Living and Co-Working Segments Set to Increase Footprint in India: JLL-FICCI Report 2019



JLL-FICCI released two reports namely ‘Co-Living - Reshaping Rental Housing in India’ and ‘Co-Working - Reshaping Indian Workplaces’ in Bangaloreon Friday.

“The rising demand for shared renting will propel the market and offer a business opportunity of Rs 1 trillion by 2023 along with the capacity of 5.7 million beds from the previous levels of Rs 458 billion and 3.6 million beds in 2018,” revealed the Co-Living - Reshaping Rental Housing in India.

According to the second report, Co-Working - Reshaping Indian Workplaces, the demand from corporates, start-ups and entrepreneurs has resulted in a huge jump in the co-working space with regards to total office leasing. The share has risen to 12 per cent in the first quarter (January-March) of 2019 from eight per cent level seen in 2018, it added. 6.9 million square feet of cumulative space has been absorbed by co-working segment from 2017 to first quarter of 2019.

Sanjay Dutt, Chairman, FICCI Real Estate Committee & MD & CEO, Tata Realty and Infrastructure Ltd said, “Today millennials constitute a majority of India’s workforce. They are adaptive but expect a drastic change to occur in the way people work. Agile workplaces and a vibrant ambience helps the new workforce deliver better. While the concept has readily been accepted in the metros, Tier II cities are also opening up to this new concept, including Indore, Ahmedabad, Bhubaneshwar, Kochi and Jaipur.”

Juggy Marwaha, Executive Managing Director, JLL India said, “Co-working segment has come a long way in the country and is now riding a maturity curve and getting more established. Operators within this mature market now offer multiple formats to occupiers. These range from entire buildings dedicated to co-working spaces to built-to-suit co-working offices within the conventional workplaces. With the benefits of cost reduction and shared amenities, the segment provides a tremendous business potential to all – developers and occupiers.”

Samantak Das, Chief Economist and Head of Research & REIS, JLL India, said, “The shift in perception amongst millennials to ‘sharing’ instead of ‘owning’ has made the co-living concept popular. For all groups - corporate occupiers, start-ups, entrepreneurs and millennials – renting offers flexibility and savings. Co-working offers cost savings of 20-25 per cent compared to traditional office space leasing. Co-living offers attractive returns; 2-4 times higher than traditional residential yield of 2-3 per cent.”

“With these two innovative segments, Indian office and residential real estate is sure to grow bigger and better. However, stakeholders need to address existing challenges such as issues related to data privacy, the conservative approach of property owners and relevant supply observed across co-working and co-living, respectively,” added Das.

Vijay Rajagopalan, Head – Alternatives Business, JLL India said, “ Factors such as affordability, convenience and community-led living will drive the segment’s growth. While supply is still a challenge, the demand has made the market fascinating for organised operators, owners/landlords and private equity investors.”

Indians Individuals and Enterprises Money in Swiss Banks on the Decline During 2019


Money parked by Indian individuals and enterprises in Swiss banks, including through India-based branches, fell by nearly 6% in 2018 to 955 million Swiss francs (about Rs 6,757 crore) to hit its second-lowest level in over two decades, Swiss National Bank data showed on Thursday.

Aggregate funds of all foreign clients of Swiss banks also fell by over 4% to CHF 1.4 trillion (nearly Rs 99 lakh crore) in 2018, as per the annual banking statistics released by the Zurich-based central banking authority of Switzerland.

However, the ‘locational banking statistics’ of the Bank for International Settlement (BIS), which the Indian and Swiss governments had said last year was a more reliable measure for deposits by Indian individuals in Swiss banks, showed a greater fall of 11% for 2018.

According to the SNB, its data for ‘total liabilities’ of Swiss banks towards Indian clients takes into account all kinds of funds of Indian customers at Swiss banks, including deposits from individuals, banks and enterprises. This includes data for branches of Swiss banks in India, as also non-deposit liabilities.

The funds, described by the SNB as ‘liabilities’ of Swiss banks or ‘amounts due to’ their clients, are the official figures reported by the banks and do not indicate the quantum of the much-debated alleged black money held by Indians there.

The official SNB figures also do not include the money that Indians, NRIs or others might have in Swiss banks in the names of entities from different countries. The SNB data had shown the total liabilities of Swiss banks towards Indian clients rising by over 50% in 2017 to CHF 1.01 billion (Rs 7,000 crore), reversing a three-year downward trend.

However, the quantum of such funds has fallen again in 2018 to CHF 954.71 million, which includes about CHF 15 million held through fiduciaries or wealth managers. This is the second-lowest total since CHF 723 million recorded over two decades ago in 1995. The lowest ever amount of CHF 675 million was recorded in 2016. As per the latest figures, the total customer deposits of Indian clients rose to CHF 572 million in 2018, but funds held through banks fell to CHF 104 million, while money parked through securities and other instruments also declined.

The initiative was undertaken with the objective to create awareness about the importance of flora and fauna conservation to mark the Environment Month. Over 200 volunteers participated in the trail clean up drive, to help beautify the area by de-weeding and mulching, and create a cleaner forest trail for the nature enthusiasts. Volunteers also dedicated their time to build 50 bird homes, make 4000 sapling bags, and sow Bamboo plant seeds in an enormous three-acre land inside the forest, especially for elephants.

TKM’s key social values of sustained community development program aims at creating sustainability in every eco-activity they do. The drive actively involved its employees  to enhance the understanding on the increasing environmental challenges and to take necessary steps to counter it.

Sennheiser Launches TeamConnect Ceiling 2- Elevating the Meeting Experience


Sennheiser announced the launch of next generation of its ceiling microphone, TeamConnect Ceiling 2. The new ceiling array microphone is designed to provide improved audio quality for voice and video conferences with automatic adaptive beamforming technology. This technology is patented by Sennheiser and it automatically focuses on the active speaker and follows their voice no matter where they move in the room.

TeamConnect Ceiling 2 sets telephone and video conferences free, making them simpler and more productive while ensuring optimum audio quality. No proposal to Close MTNL, BSNL: Telecom Minister Prasad



The government on Wednesday said there is no proposal to close state-run telecom companies BSNL and MTNL, and a comprehensive plan for their revival is under preparation.

“No proposal of closure of Mahanagar Telephone Nigam Limited (MTNL) is under consideration,” Telecom Minister Ravi Shankar Prasad informed the Lok Sabha.

In a separate reply, he said there was no such proposal under consideration for BSNL as well.

“Indian Institute of Management, Ahmedabad and Deloitte were engaged to facilitate the preparation of the revival/ restructuring plan of BSNL and MTNL respectively. Pursuant to their recommendations and approval of respective Boards, a comprehensive revival plan for BSNL and MTNL is under preparation,” Prasad added.

The loss making telecom firms have approached the Department of Telecom for immediate help as they are facing financial stress, which has aggravated due to the tariff war triggered by the entry of Reliance Jio.

According to data shared in the Lok Sabha, the market share of MTNL in the two circles where it operates has declined to 6.95% at the end of 2018-19 from 7.37% in 2016-17.

BSNL’s market share, despite cut-throat competition, increased to 10.72% from 9.63% on pan-India basis during the same period.

“The telecom sector is facing financial stress due to stiff competition and reduction in tariffs. The gross revenue of two private operators ie Airtel and Vodafone/Idea has also reduced in FY 2017-18 and FY 2018-19,” Prasad added.

The minister said there was a delay of some days in payment of salary in the last five to six months at MTNL due to shortage of funds arising out of mismatch in revenue inflows and liability outflows, but now no salary payment is pending.

“The salary to BSNL employees is being paid regularly. However there was some delay in the salary paid for the month of February, 2019,” Prasad said.

Innoviti Uses ML-Based Path Predictor Tech to Dramatically Improve User Experience of Google Pay Payments

Leading payment solutions provider, Innoviti Payment Solutions, announced a significant upswing in the volume contribution of the fast-growing UPI payment platform to its overall payment transaction processing in offline retail stores after introduction of ML-based Path Predictor technology.  Path Predictor, a patented technology of Innoviti, uses Machine Learning to decipher patterns lying deep within millions of transactions passing through Innoviti to create models that dynamically and in real-time select the best path for a UPI transaction, leading to dramatic change in UPI success rates and a seamless consumer experience. Since introduction of this technology, over the recent 3 months of Q2 2019, UPI@POS transactions at Innoviti have grown to contribute nearly 2% of Innoviti’s overall transaction processing volume.

CreditAccess Grameen Crosses 10 Lakh Disbursals in Water and Sanitation Loans

Boeing and HAL Celebrate Delivery of 150th Gun Bay Door for the F/A-18 Super Hornet



Hindustan Aeronautics Limited (HAL) celebrated a milestone with Boeing, with the delivery of the 150th gun bay door for the F/A-18 Super Hornet.

The Boeing F/A-18 Super Hornet is a twin-engine supersonic all weather, carrier-capable multirole combat jet delivering cutting-edge, next-generation multi-role strike fighter capability.

HAL has been Boeing’s long-term supplier in India for over 25 years. Boeing awarded HAL the contract to manufacture gun bay doors for the Super Hornet in 2007.

Subex Joins GLF’s (Global Leaders’ Forum) Communications Blockchain Network

Subex has announced that it will be a part of the ITW Global Leaders’ Forum’s Communications Blockchain Network (CBN), a blockchain-based consortium which aims to revolutionize the ICT Service Provider industry’s commercial settlement infrastructure. Through its mission to accelerate the adoption of automated settlement applications, CBN represents an opportunity worth billion to the global industry in terms of costs savings and revenues from new products and services.

The ITW Global Leaders’ Forum is a global network of leaders from the world’s largest International Carriers, who convene to discuss strategic issues and to agree collaborative activities, with the aim of upholding the principle of interoperability and ubiquitous international and technological coverage.

The CBN, which is expected to go live in the coming months, will be governed by a collaborative structure. Besides technology providers like Subex, the platform will see support from 11 leading global carriers to ensure this blockchain-based, special purpose mechanism can become a reality.

Blockchain, or distributed ledger technology (DLT), can provide significant benefits that will transform inter-service provider settlement processes by enabling automation and improving security. DLT-based automation can facilitate carriers to settle new types of traffic, underpinning network and service innovation, and save costs.

The objective for the platform, and the collaborative industry-wide governance framework, is to facilitate development of open-source standards and APIs that enable service-provider interoperability of DLT-enabled services and manage critical infrastructure elements of the platform.

Tata Motors Conducted the Fourth Edition of ‘TechFest’ and ‘SkillFest’ Programs


True to its moto of ‘Connecting Aspirations’, Tata Motors had recently conducted the Season-4 of Tata Motors Global TechFest and Global SkillFest 2019, an initiative to improve the skill and knowledge of commercial vehicles technicians and service advisors across the globe. The program saw over 7400 technicians and 3400 service advisors’ entries from 29 countries globally, including 801 channel partners from India and 500 from 28 countries globally i.e. Asean, LATAM, SAARC, LHD Africa, RHD Africa and Middle East.

Through this championship, Tata Motors aims to promote a mutual understanding between Tata Motors’ and the technicians and service advisors of their commercial vehicles channel partners. The theme of this year’s edition was to celebrate the technical & advisory skills of participants, allowing them to learn the latest in service technologies, at the same time understanding their training needs, ensuring the highest levels of service quality and delivery. The winners’ won cash prize worth $2000 (1st), $1500 (2nd) and $1000 (3rd) for SkillFest, whereas cash prize worth $1700 (1st), $1200 (2nd) and $700 (3rd) for TechFest.

The 5-stage competition was based on technical and theoretical tests, which analyses the quality of technicians. Through these evaluation processes, Tata Motors has been able to design and develop advanced training modules to upgrade technical skills and usage of specialised tools, also rewarding and recognising best talent, and thereby creating healthy competition among channel partners. Since its inception, the program over the last four editions has trained and provided exposure to over 20,000 technicians and service advisors of their commercial vehicles channel partners.

Swiss Re is Working Towards Affordable and Accessible Water Treatment


The first edition of Swiss Re Bangalore’s Shine social entrepreneurship programme saw Pure Paani, a social enterprise dedicated to affordable drinking water, complete a successful run. Shine is an initiative that combines social innovation with entrepreneurial thinking to shape next-generation Swiss Re leaders and help early-stage entrepreneurs achieve wider social impact.

Co-created by Swiss Re Foundation and Swiss Re Bangalore, Shine represents the company’s strategic commitment to realizing Sustainable Development Goals. Through this programme, Swiss Re Bangalore shares expertise on business acumen and encourages out-of-the-box thinking to solve problems. The larger objective is to help maximize social impact by teaming up with the right experts, collaborating with diverse partners – from University research bodies to think tanks – through social enterprises to enable organizations and development-focused NGOs.

Swiss Re selects an aspiring/early-stage entrepreneur based on his/her holistic understanding of the social challenge and innovative approach to the solution, among other parameters. The innovator then undergoes a four-month immersive training programme during which it collaborates with experts, a business coach, and leaders in Swiss Re to develop a financially viable and as well as structurally feasible business model that can scale up.

The outcome of this intense training is then presented to a 'Shark Tank' panel who decides if the business case merits the final grant. Following this, the progress of this new social enterprise is monitored to analyze impact.

Pure Paani, the winner of the first edition of the Shine programme, is a Bangalore-based business whose mission is to make drinking water available to all by providing access to affordable filtration and treatment solutions. Through a collaboration of designers, technicians and engineers, Pure Paani is focused on developing a series of portable, high-flow water filters and pumps which resident entrepreneurs can use to provide water treatment services to their neighbors at a sustainable price.

Speaking on the partnership with Swiss Re, Kaylea Brase, Co-founder and Director of Pure Paani said, "The Shine programme came at a critical time in my entrepreneurial journey, when I was looking for encouragement and guidance on how to grow and scale the business. Collaborating with a talented team of Swiss Re employees helped me persevere through the challenges and celebrate the successes towards sustainability.
