* The first edition of the Toyota Hackathon took place in New Delhi last year and witnessed participation from over 300 teams

Aligning with Toyota’s global commitment to offer innovative Safety solutions, Toyota Kirloskar Motor (TKM) conceptualized and organized Toyota Hackathon on Road Safety at RV College of Engineering. Students from Grade 9th to 12thparticipated in this intense challenge to develop brainstorming solutions in support of the National Mission “Zero Fatality”. Through this initiative, TKM aims to provide a platform to encourage, motivate and engage young talents to be more aware of road safety challenges and be responsible safety ambassadors by developing effective digital road safety solutions. While this is the second edition of the Hackathon, the first edition took place in New Delhi in December 2018.

The event witnessed the presence of Mr. C Mallikarjun, Joint Transport Commissioner, Bangalore, Mr. Amit Kumar Saroha, Paralympian, Asian Para Games medalist & Arjun Awardee, Mr. Naveen Soni, Vice President, Toyota Kirloskar Motor, Government officials and senior members from TKM. The top performers of the Hackathon were selected by eminent jury members comprising of Media, Academicians, Corporates, Government Representatives, Enforcement Agencies (Police) and Toyota experts. The top ten and the best three were awarded trophies and cash prizes. Consolation prizes were also given out to motivate the participants for their great participation spirit and churning such smart solutions for road safety challenges.

The event was organized in prestigious RV College, Bangalore. The college has extended dedicated support to Toyota providing volunteers, mentors and campus facility for conducting the Hackathon.

In the initial stage of the Hackathon program, a basic online test was conducted for the 600 teams. A three-phase screening process were undertaken to shortlist the best 50 teams for the onsite hackathon. These top 50 teams were trained on key technical skills coupled with mentoring from industry experts. Further, each team was allotted 36 hours to work on their ideas and develop a prototype on road safety solution, which were put on display as part of an Exhibition. TKM will build this further by incubating and nurturing these implementable solutions in support of the road safety cause.

Sharing his thoughts on this unique program, Mr. Bhaskar Rao, IPS, Commissioner of Police, Bangalore, said, “Around 149,000 people lost their lives on Indian roads in 2018 alone. India accounts for about 2% of motor vehicles globally, yet it’s responsible for more than 11% of road traffic deaths.  Road accidents not only cause loss of lives but also deeply impact socio-economic condition of the country. The dangers on the road impacts everyone and hence is a vital topic of discussion everywhere. Children are one of the worst victims of road accidents and it is important we educate school children to prioritize road safety to ensure responsible future generation. It gives me immense pleasure to witness these young budding talents participate in this competitive platform to be the real change agent in addressing the national drive on road safety.  It is really great that safety leaders like Toyota have come forward to create such a brilliant platform for young minds to develop innovative solutions to make Indian roads more safe. We would request more corporates to collaborate with Government to make mobility more safer and reliable”

Commenting on the initiative, Guest of Honor for the event, Mr. Amit Kumar Saroha, Paralympian, Asian Para Games medalist & Arjun Awardee, said, “Road traffic injuries have been the eighth leading cause of deaths in India in 2018. Minors involved in road crash deaths were at 6.6% of the total deaths. Road Traffic Accidents have a significant social and economic impact on the individual, family and the society. It is very important that we promote Road Safety Education in school curriculum to educate the children on right road safety habits and the importance of following correct road practices at an early age.  It is a privilege to associate with Toyota for the Start Your Impossible campaign, an organization known for its safety leadership globally. I am delighted to be present in this unique platform to motivate these young change makers who are developing such out of the box solutions to enhance road safety in India.  We have to be serious about the critical situation of road safety now to ensure safer roads for the young generation tomorrow. This Road Safety Hackathon is an effective and fun way to engage children in making a change.”

Congratulating all the participants, Mr. Naveen Soni, Vice President - Toyota Kirloskar Motor said, “Road Safety is not one person responsibility. It has an impact on every age group. As Safety crusaders, we believe it is our responsibility to ensure that we create a safety ecosystem integrating people, vehicles & traffic environment. Children play a vital role in spreading the message of road safety in the society.  Toyota has been working closely with its dealer partners, suppliers, schools to spread safety culture amongst children, The Safety Hackathon is continuation of similar initiatives to make children the change agents for tomorrow.  We are delighted to see the enthusiasm that the young talents have shown in being a part of this unique platform to design innovative solutions for improving road safety in India.

Toyota aims to create an ever-better society making mobility more enjoyable, safe, energy efficient and congestion free. To take this commitment to safety a step further, Toyota launched its global corporate initiative, Start Your Impossible (SYI), to achieve the ultimate goal of zero traffic fatality. It is through these initiatives that Toyota is committed to achieving a safer, more sustainable and mobile world for everyone.”

“Start Your Impossible” marks Toyota’s commitment to support the creation of a more inclusive and sustainable society in which everyone can challenge their impossible. SYI is also inspired by Toyota’s Worldwide partnership with the International Olympic Committee and the International Paralympic Committee to highlight the fighting spirit of Olympic and Paralympic athletes who are constantly challenging their “impossible”.

Start Your Impossible (SYI) champion & Guest of Honor for the event Arjuna Awardee Paralympian Amit Saroha also enlightened the participants on the importance of road safety and the need for the right safety behavior.

The road safety hackathon session for digital solutions to the road safety problem appear to stem from three different conceptual approaches:

* Driver Behavior (Education): Improving driver skills and building applications and/or simplistic devices that can be integrated to make driving much easier and efficient targeting both domestic as well as commercial drivers. Such improved and assistive technologies can prove to be highly beneficial in bringing down the number of accidents.

* Road Conditions (Infrastructure): Bad road conditions are one of the most difficult problems to tackle with on-ground implementation because of the cost, labor and logistics needed. The objective is to look for some feasible digital solutions which could monitor and handle such problems more efficiently.

* Fraud Detection (Enforcement): A majority of the accidents are caused by rookies and unauthorized drivers with violations such as underage drivers, drunken driving, drivers without appropriate licenses, etc. The aim is to arrive at such applications that could be employed to make the task of analyzing and detecting frauds on the roads easier.

TKM has been championing the cause of road safety and driving behavioral change since 2007 with the launch of various road safety awareness programs. Some of the key safety initiatives in pursuance of its safety mission, “Safest Car with Safest Driver” are:

* Toyota Driving School (TDS): TKM in association with its dealer partners launched Toyota Driving School in a phased manner across India. The training module integrates technical expertise along with enhancing behavioral skills to create awareness about safety nationwide. Till date, it has enrolled 8,500 plus students and aims to open 50 Toyota Driving Schools in the next five years.
* Toyota Safety Education Programme (TSEP): TKM pioneers in implementing the road safety program and since its launch in 2007, TSEP has covered more than 740,000 school children across India bringing about a positive change in the behavior as road users. Toyota is also working with various stakeholders including – schools, business partners and police to take this initiative to a larger audience.
* Team Toyota Activity (TTA): TTA educates and sensitizes school children, teachers, parents and school bus drivers on responsible safety habits to enable a safer traffic environment for the next generation. It is implemented in collaboration with Toyota’s Business partners specially focusing on road safety. With seven Safety Model Schools across the country, over 6000 students have benefited from this initiative.

As part of its CSR interventions, TKM also encourages its employees to voluntarily contribute to the cause of Road Safety by building basic road safety requirements and installing: Sign Boards, Solar Blinkers, Cat Eye Reflectors, Convex Mirrors at turns etc. at prime locations to avoid road-related risks as a preventive measure and enable good road infrastructure.

Toyota remains committed as a safety leader and will continue its safety journey to become the most admired company by offerings best-in-class safety technology through its products and further promote safety culture in the society via varied road safety campaigns in the nation.

Tata Trust’s CInI Scales Up Partnership With CropIn To Impact 40,000 Tribal Households in Jharkhand

The Collectives for Integrated Livelihood Initiatives (CInI), an Initiative of Tata Trusts, has scaled up its programme on Lakhpati Kisan with technology integration in partnership with agri-tech pioneer CropIn to improve the livelihoods of 40,000+ tribal households across its focused states in Central Indian Tribal Belt. The partnership was announced at an event conducted by CInI in Ranchi. This partnership comes as part of CInI’s ‘Mission 2020: Lakhpati Kisan – Smart Villages’ program, which aims to bring over 1 lakh households out of poverty by improving their livelihood and overall quality of life  in an irreversible and sustainable manner.

Nearly 85% of India’s agricultural sector comprises of small and marginal farmers, most of whom face challenges such as high production costs, low access to credit, and poor market linkages. Community Institutions such as Farmer Producer Organizations (FPOs) are a great way for these farmers to come together to overcome these issues and have economies of scale. FPOs provide a great opportunity for diverting a part of development funds into implementing technology projects for small and marginal farmers to meet their aspirations in the agriculture sector.

The partnership with CInI is being implemented through community institutions that are led entirely by women farmers. These tribal women farmers are responsible for timely and effective monitoring of the farmlands along with providing regular guidance to the farmers. The program not only looks at poverty alleviation but also focuses strongly on women empowerment.

The CInI’s program has witnessed great success since its launch in 2015 and has impacted the lives of over 100,000 households, bringing them in the ambit of institutional structures for driving change. They now want to strengthen their impact and efficacy by leveraging the advanced technologies in the field of agriculture to address the specific constraints faced by the tribal population in the region. CInI also believes in the merits of livestock development for which they are looking to initiate better animal husbandry practices. For taking the program to the next level with the help of a cutting-edge technology solution, CropIn will play an important role in achieving CInI’s vision of changing human lives for the better.

The partnership announcement event held in Ranchi witnessed a community interaction that focused on the "Role of technology in enhancing smallholder farmers’ income”. The gathering was attended by invitees from various like-minded organizations. Speaking on the occasion, Ganesh Neelam, Executive Director of CInI said, “Achieving aspirations of tribal communities through the focused Lakhpati Kisan programme has been the focus at CInI. For us, innovative technologies and approaches are core for achieving the outcomes of these communities. The partnership with a well-known technology partner such as CropIn is very unique and important for us to meet the audacious goals of our programme. We proactively look for this partnership to be taken at scale for larger benefits of small and marginal farmers.

The first phase of this partnership started in 2018, during which CInI leveraged CropIn’s SmartFarm to improve the livelihood of 4,300+ farmers across the Gorabanda and Dhalbhumgarh regions in Jharkhand. Looking at the outcomes and impact generated by this pilot, CropIn and CInI have decided to set a bigger goal of scaling up to reach more than 40,000 households.

SmartFarm uses cutting-edge technologies like real-time satellite-based plot monitoring to intervene at every stage of the crop lifecycle. The solution helps build accurate farmer and produce profiles through proper channelization and digitization of data. It also actively engages farmers by sending them farm best practices advisories — not only for agriculture but also for livestock like pigs and goats. SmartFarm also helps monitor the field team that consists exclusively of women tribal farmers. The field staff engage with the farmers on a day-to-day basis and gather critical farm data using SmartFarm’s easy-to-use modules. SmartFarm helps conduct yield analysis, allowing CInI to measure the impact of the interventions and improve outcomes going forward.
"Through our partnership with CInI, we aim to promote technology in the larger space especially in the tribal areas. Additionally, we are also providing our solution for the livestock sector. The uniqueness of this program is that it is managed by women-led FPOs thereby emphasizing our focus on women empowerment. We are incredibly excited about this partnership and look forward to creating a positive impact in the lives of farmers." Jitesh Shah, CRO of CropIn Technology added.

The organization works with various civil society organizations, agriculture and other knowledge institutions, state agencies to establish sustainable development models for tribal communities.

In 2015, CInI launched a highly ambitious “Lakhpati Kisan – Smart Villages” program to work with over 100,000 families and make them lakhpati irreversibly and sustainably through agriculture and allied livelihood prototypes embedded with technology innovations led by community institutions and micro enterprises.

Additional Office Space of 100 Mn sq Ft Expected to be Listed in REITs

Highlights

* The success of the first REIT by the Blackstone-Embassy JV has bolstered the confidence of other developers and investors to come up with similar listings
* Developers with a commercial asset portfolio can use this option to reduce their debt
* The growth of REIT listings in India will ensure more transparency

The success of the first REIT in India, Embassy Office Parks, has created the possibility that around 100 mn sq ft office space could be listed under REIT in the short to medium term out of the total REIT-worthy assets of 302 mn sq ft. The total REIT-worthy assets, which includes Embassy Office Park REIT, would translate to a potential investment of USD 38.6 billion.

As per JLL Research, India’s top six cities, Delhi-NCR, Mumbai, Pune, Bengaluru, Chennai and Hyderabad, account for a majority of the share of Grade-A office space assets. Marquee clients occupy these offices. And India’s leading commercial office space developers are exploring REIT listings.

The strong demand for office space in 2019 adds to the market of REIT-worthy assets.

The success story of India’s first REIT

Embassy Office Parks launched in April 2019 and heralded a new investment journey and has redefined the growth of the sector. Its performance has put to rest all apprehensions and it is likely to lead to the more REIT listing in the country. It has bolstered the confidence of other developers and investors (primarily with commercial office asset portfolio) to list their assets under REIT platform.

The Embassy Office Parks REIT has seven office parks and four office buildings in Bengaluru, Pune and Noida with two completed and two under-construction hotels totaling 1,096 keys. The total portfolio is of 32.6 mn sq ft comprising 24.2 mn sq ft completed and 2.9 mn sq ft under-construction office space and proposed development area of 5.5 mn sq ft.

The REIT has registered robust numbers since inception. Revenue from operations for 2Q FY2020 grew y-o-y by 15 percent to Rs 5,206 mn and cumulatively grew y-o-y by 17 percent for 1H FY2020. Net operating income for 2Q FY2020 grew y-o-y by 16 percent to Rs 4,384 mn and cumulatively grew y-o-y by 18 percent for 1H FY2020. Net operating income margin for 2Q FY2020 and 1H FY2020 stood at 84 percent.

For the reasons above, Embassy Office Parks’ REIT is currently trading at a premium of 37 per cent to its allotted price as on November 25, 2019. This performance, during adverse market conditions, is likely to attract more retail and global investors.

What we may witness in future?

For instance, Bengaluru-based Prestige Group has 11 million sq ft of rent yielding assets and nearly 15 million sq ft of under-construction office assets. As per market reports, there are strong indications of Blackstone Group and K Raheja Corp listing their jointly-owned 20 million sq ft commercial portfolio through REIT. Together, these players would account for almost 50 percent of the potentially upcoming REIT universe. As per publically available news reports, other players who are also considering REIT listings include Bengaluru-based RMZ Corp, Mumbai-based Godrej Properties and Pune-based Panchshil Realty.

Key trends that will guide the growth of REIT in India

The success of Embassy REIT brings to the forefront some of the key trends that will influence the growth of REITs in India.

With the success of the first REIT, subsequent listings are expected to make a gradual start in India in line with global trends. Several positive factors such as progressive policies, smaller lot size, tax efficiency, strong investor interest and presence of global investors will work in favour of REIT listings in India.

A strong demand-supply condition in the office market would also drive the return of REITs. However, any impediment to the supply pipeline will impact the REIT listings too.

Some challenges

Limited knowledge and awareness of the new product are one of the biggest hurdles in front of fund managers. Moreover, investors have not even seen a full year of the run for the first REIT. Compared to this, they already have multiple alternate investment options across other asset class to look at within the ambit of the capital markets.

Since REITs are listed on the NSE and BSE, trends in the equity markets will influence the return expectations of retail investors looking at REITs market. As a result, like any other market-linked investment option, retail investors have to be told about the risks.

The outlook

India’s commercial office space is expected to dominate the REITs market due to its robust growth, resulting in rising rental yields and steady rise in capital values. Despite certain challenges in terms of investor awareness about the product currently, interest is expected to increase over the years.

The growth of REIT listings in India will ensure more transparency and maturity due to the mandatory regulation over property valuation, regular updates, research coverage and disclosures relating to assets managed by REIT.

Developers with a commercial asset portfolio can use this option to reduce their debt from proceeds received by listing their assets through REIT. Though the growth in the REIT market in India has been gradual, we can expect it to pick up significantly going forward.
