Pan India Rental Demand Increased 29% YoY, Supply Declined 12.6% YoY; Magicbricks Rental Index Report Q3, 2022


* Pan-India average rents increased 5.2% QoQ; Bengaluru (7.3%), Mumbai (6.6%), Greater Noida (6.3%) and Hyderabad (5.2%) observed maximum increase

* While pan India rental demand decreased 3.9% QoQ, cities such as Greater Noida (37%), Noida (12.7%) and Gurugram (8.5%) witnessed QoQ growth

The Pan India rental housing availability declined 9.8% QoQ. Chennai, Hyderabad and Delhi witnessed the least QoQ fall of 1.9%, 4.8% and 5.2% respectively

Magicbricks Rental Index for Q3, 2022 reveals that the aggregate demand (searches) increased 29% YoY, while the cumulative availability (listings) declined 9.8% YoY. The report further observed that pan India, average rents increased 5.2% QoQ while aggregate demand (3.9%) and cumulative availability (9.8%) QoQ reduced across the 13 Indian cities mapped.

Elaborating on the trends, Sudhir Pai, CEO, Magicbricks shared, “The Indian rental housing market recovered steadily during the first quarter of 2022, which was complemented by growth in the second quarter fueled by the gradual reopening of offices and educational institutions, and workforce returning to these cities. Hence in Q3, the rental demand declined marginally and available inventory reduced, thus stabilizing the rental housing market relative to the peak quarter of Q2’ 2022. With the effects of pandemic now waning, we can expect this normal cycle to persist henceforth.”

The report concludes that the availability of rental units are being affected by delay in delivery of under construction units and most available units are being bought as residences not investments.

Market-specific takeaways from Magicbricks’ Rental Housing Update Q3, 2022:

1. Bengaluru’s average rents increased 7.3% QoQ while demand (7.8%) and supply (12.6%) declined QoQ. There was a preference for semi-furnished 2 BHKs, constituting 52% of the total demand and 55% of the total supply.

2. In Chennai, 40% of tenants were interested in units within 500 – 1,000 sf. The average rent increased 2% QoQ, while demand for rental units declined 5.6% QoQ and there was a marginal dip of 1.9% QoQ in supply

3. Delhi's average rent increased 3.1% QoQ, demand registered a marginal decline of 2.6% QoQ, and the supply reduced 5.2% QoQ. The residential market was dominated by 2 BHKs and 3BHKs with an aggregate demand and supply share of 75%.

4. Average rent in Mumbai increased 6.6% QoQ while demand (5.1%) and supply (11.8%) declined QoQ. Tenants preferred smaller units (500-1,000 sf) which constituted 52% of demand and 44% of supply

5. In Noida, average rent increased 4.7% QoQ while aggregate demand increased 12.7% QoQ and supply reduced by 18.9% QoQ. Greater Noida witnessed an increase of 6.3% QoQ in average rent while residential demand increased 37% QoQ while the supply declined 14.7% QoQ with.

6. Average rent in Gurugram increased 5.2% QoQ, demand increased 8.5% QoQ while supply declined 13% QoQ. Homebuyers preferred medium-sized apartments, with demand for 3BHKs constituting 41%.

7. Average rent in Ahmedabad increased 2.3% QoQ with a decline of 8.9% QoQ in demand and 9.5% QoQ decline in supply of rental units. 2BHK and 3BHK units continue to hold a majority share in the market with a demand of 43% each.

8. Kolkata’s rental market was driven by demand for unfurnished properties (50%), indicating a preference for longer tenancies. Average rent in the city increased 1.9% QoQ while the rental demand declined 6.9% QoQ and the supply reduced by 7% QoQ.

9. Demand for rental properties in Hyderabad declined 5.4% QoQ while supply declined 4.8% QoQ. The 2BHK and 3BHK units continue to hold a majority share in the market with a demand of 45% and 43% respectively.

People Tree Advance Center For Cardiac Care Successfully Performs Minimally Invasive Transcatheter Mitral Valve Replacement


Fateel Rehman Ahmed Aloub (patient) underwent mitral valve surgery twice in 2010 and 2011. In 2011 his initial mitral valve was replaced with a bioprosthetic mitral valve.

Patient arrived at People Tree Hospitals with severe mitral regurgitation across his valve as the existing valve had degenerated. He came in frank cardiac failure with breathlessness, fluid collection in chest, abdomen and legs with a  BP of 80/50mm of Hg.The patient had chronic kidney disease, chronic liver disease, Splenomegaly,  Thrombocytopenia and bleeding Duodenal Ulcer. Many centers refused to operate the patient due to these comorbidities.

The patient was examined at People Tree Hospitals Advanced Center for Heart Care and determined that minimally invasive transcatheter mitral valve replacement: a state-of-the-art procedure that is very rarely performed nationwide was the only possible option.

Minimally invasive transcatheter mitral valve replacement is an innovative procedure in which a catheter is inserted through the main lower limb vein.  From there, the catheter is advanced into the right atrium and the interatrial septum is punctured to access the left atrium. The mitral valve is located between the left atrium and the left ventricle. The catheter goes through the surgical valve and the new valve is threaded onto the catheter. It is inflated with a balloon so it expands into position and starts working.

Following a thorough background check and preliminary lab analysis, the patient was found to be competent to undergo the procedure. After approving all the terms and conditions and explaining the risk, the patient underwent the procedure in the cath lab. After completion of the procedure, the patient was shifted to ICU in stable condition and was discharged after 5 days.

He did not have the option of surgical mitral valve replacement as he had multiple comorbidities and a history of two mitral valve replacements. Surgeons at many centers refused to operate on him. So we decided to perform a novel transcatheter mitral valve replacement (TMVR). After a detailed evaluation, it was decided that he was suitable for TMVR. In this, a prosthetic valve was implanted in the mitral position through a lower venous access. A post-procedure echo showed a normally functioning valve without mitral regurgitation. The patient tolerated the procedure well. He has been on follow up and his kidney function has improved and he is symptom free now. This is one of the first few such procedures done in Karnataka," said cardiologist Dr Prasad B

Today, businesses are rethinking data strategies to deal with its perpetual growth and how to capture, preserve, access, and transform data into meaningful insights.  When it comes to data storage infrastructure, NVMeTM can have a profound impact on businesses and what they can do with data, particularly fast data for real-time analytics.

What is NVMe? NVMe (Non-Volatile Memory Express) is a storage access and transport protocol for flash and next-generation solid-state drives (SSDs), which brings many advantages compared to legacy protocols like SAS or SATA. In addition to accelerating existing applications that require high performance, it also enables new applications and capabilities for real-time workload processing in the data center and at the edge. NVMe protocol stands out in the highly demanding enterprise, cloud, and edge data ecosystems.

Here are four reasons why it is time for businesses to take advantage of NVMe.

It Allows you to Sprint

NVMe is a highly scalable storage protocol. It is a relatively new, feature-rich protocol, directly connected to a CPU via the PCI Express (PCIe®) bus, which supports tens of thousands of parallel command queues and is therefore much faster than the traditional interface protocol. For example, a PCIe Gen 4.0 link can offer a transfer speed of more than 4x that of the SATA interface. In business use cases where real-time customer interaction or real-time data extraction and processing is required, such as in banking and commerce industries where even a fraction of a second matters, NVMe SSDs are the go-to solution.

NVMe-over-Fabrics (NVMe-oF) extends NVMe Performance Outside the Server

To benefit from the speed of NVMe, SSDs need to sit on the PCIe bus, close to the processors, or they need to be locally attached. The PCIe bus cannot be extended outside the server, therefore, while each server can be individually accelerated, it cannot be easily shared between hosts. However, the NVMe protocol is not limited to simply connecting flash drives; It may also be used as a networking protocol. When used in this context, a “fabric” enables any-to-any connections among elements. This is to distinguish it from a network, which may restrict the connections possible among the attached elements. NVMe-oF is enabling organizations to create a very high-performance storage network with low latencies that rival direct attached storage (DAS). As a result, flash devices can be shared, when needed, among servers.

3. Faster or Less Expensive – Pick Two

SSD-based storage platforms, or JBOFs (just a bunch of flash), with NVMe-oF technology, extend the high performance of NVMe flash to shared storage and cost-effectively support significantly higher performance-intensive workloads. For example, Western Digital’s OpenFlex®TM Data24 NVMe-oF storage platform provides low-latency sharing of NVMe SSDs over a high-performance Ethernet fabric to deliver similar performance to locally attached NVMe SSDs. NVMe-oF allows storage to be disaggregated from compute to make that storage widely available to multiple applications and servers. By enabling applications to share a common pool of storage capacity, data can be easily shared between applications, or needed capacity can be allocated specifically to an application to respond to the application’s needs.

4. The Future of Data Infrastructure: High Composability

Composable infrastructure is a new architectural approach that uses NVMe-oF to dramatically improve compute and storage utilization, performance, and agility in the data center. With the exponential growth in data, along with the increasing diversity of workflows and demands on IT infrastructure, organizations need to increase speed, agility, and time-to-value for their customers.
