FIABCI Appeals To Central Government For One Country, One License For Real Estate Brokers, Urges GST Waiver

The Indian chapter of the international real estate body for Realtors, the FIABCI has urged the central government in a letter, requesting for a single license for brokers to operate throughout the country irrespective of the state they belong to. This will enable Realtors and all brokers to carry out their business across all states in the country seamlessly.

“Currently Realtors have to apply for licenses to the respective state governments for first sales and cannot operate beyond the jurisdiction of the license being granted. Since the real estate industry and small brokers in particular have got affected badly by the pandemic, we at FIABCI have urged the government to allow brokers to operate throughout the country with just one common license,” informs Farook Mahmood  Chairman Emeritus & Founder President FIABCI - India, who is now also a member of Global Strategic Planning.

In a letter to the Prime Minister, Mahmood has also requested for an industry status for developers. "Several real estate bodies including FIABCI have been repeatedly requesting the government for many years now. An industry status will give us a strong platform to voice our concerns. The industry contributes millions of crores of rupees to the exchequer and we don't see why we should not be granted industry status," laments Mahmood

FIABCI’s appeal to the central government has been made in the light of the fact that several brokers have been reeling under pressure due to all time low business in the last one year and more owing to series of lockdowns with near zero second sales in many cities. This has prompted many small brokers to shut shop as well.

Another issue plaguing the real estate sector in India is the huge burden of GST. “The GST burden of 18% has added to the already grim situation. Customers are not willing to pay GST and hence we Realtors have to absorb the cost. The government should look at GST waiver or at least a reduction on both first and second sales as well as brokerage. This will give immense fillip to the lagging real estate industry", he urged.

About FIABCI: FIABCI was founded 68 years ago and is a business network of real estate professionals worldwide. FIABCI provides access and opportunity for real estate professionals interested in gaining knowledge and conducting international Real Estate business. It has Members in 65 countries, including 100 Professional, 1 million associate members Associations, 65 Academic Institutions, 3,000 Individual Members and will be a million associate members shortly.

FIABCI has four world councils: 1) World Council of Developers/Investors 2) World Council of Brokers 3) World Council of Experts 4) World Council of Managers.FIABCI is the most representative organization of the real estate industry in the world and holds special consultative status with the Economic and Social Council (ECOSOC) of the United Nations.

Round Table, Ladies Circle India Join Hands With Varthana To Ensure Continued Education For Over 1000 Students

As part of the Round Table India ( RTI) & Ladies Circle India (LCI) ongoing initiatives during this pandemic, Bangalore Round Table 07 ( BRT7), Bangalore Ladies Circle 19 ( BLC19) and Varthana, an education-focused NBFC which works with affordable private schools, have come together to support the education of over a thousand students in Bangalore. School closures amidst the pandemic have led to widespread loss of learning for students. To bridge this learning gap Varthana has devised a unique 'Unlock School' program that comprises concepts from both previous and current grades.

The Unlock School Program is an initiative to help children have access to education through the pandemic by providing printed workbooks featuring "Bridge" content for English and Mathematics that aims to bring students gradually back to their current grade level from pre-pandemic levels. The books were disseminated across 4 schools in the city - Sree Vijaya Public School, GM Public School, St Anns, and VIPS Shikshana Samsthe. The total cost of this project is 1.1 Lakhs. Roundtable India will look to sponsor even more schools depending on the success of the program in these schools.

The program is designed in such a way that it does not require internet connectivity. It can be run by schools during school closures as well as to supplement curriculum once classes resume.

Ms. Tanaya Kilara - Head, Education Solutions at Varthana said, “The pandemic has presented schools with unprecedented challenges, we are only beginning to realize its impact on student learning. We started the Unlock program to ensure that learning doesn’t stop. We understand that a lot of households have only one smartphone and struggle with internet connectivity and we wanted to make sure that this program allows children to learn independent of internet infrastructure”

“The education sector has been hit the worst by the pandemic. We have never witnessed such a prolonged disruption to education. We wanted to do our bit to help schools and students get back on their feet. With Varthana’s Unlock Program we found a solution that fits the context well and allows schools to proactively address the learning loss”, said Mr. Parashuram, Chairman of Bangalore Roundtable 7 and Tulsi Parashuram. Chairperson of Bangalore Ladies Circle 19.

Area6 Chairman of RTI Tr.Sandesh and Area6 Chairperson of LCI Cr.Nidhi addressed the gathering and walked through the key objectives of RTI and LCI with focus on community service and building infrastructure for education of underprivileged children. They extended their support towards the Unlock School program and encouraged all the parents and students to take full advantage of the learning benefits coming out of this program.

“Thousands of children are currently out of school because of COVID-19. But learning cannot stop. We are thankful to RTI, LCI & Varthana for providing these books to our students. These will definitely help them overcome the learning loss till the time the normal classes start", said Headmaster of one of the beneficiary schools.

Thermo King Launches The T-80E Series For Refrigerated Truck

* Stronger performance in Refrigeration Capacity and Precise Temperature Control

Thermo King®, the world’s leader in transport temperature control solutions, and a brand of Trane Technologies (NYSE: TT), a global climate innovator, has launched its innovative product T-80E series units across the Asia Pacific market recently. As the next-generation product based on the Thermo King T series, T-80E series features new improved version of the control software, and are equipped with long-life electronic evaporator fans. It represents Thermo King’s innovative technologies and sustainability focus to deliver greater refrigeration capacity with more accurate temperature control ability, exceeding customer expectations.

With more than 80 years of experience in transport temperature control solutions, Thermo King provides cold chain solutions for all kinds of transport systems. From railway to highway and marine transportation, from containers to trailers and trucks, its solutions cover the entire cold chain. Since the invention of the first transport refrigeration unit in 1938, Thermo King has been working to provide innovative solutions to meet various market challenges. The newly launched T-80E series units have many highlights: improved accuracy of temperature control in the truck’s cold compartment; an engine with lower emissions to the environment, higher performance, longer life, lower maintenance cost, and better cost efficiency, contributing to lower total cost of ownership.

“The T-80E series continues Thermo King’s tradition of customer-centric innovation,” said Jeffrey Huang, Leader of Product Management and Engineering of Thermo King, Asia Pacific. “It shifts the performance of the Thermo King independent units to a higher level with accurate temperature control, greater refrigeration capacity and efficient air flow management. We will continue to uphold our innovation commitment and provide customers with temperature control transport products and solutions exceeding their expectations, while driving the further development of the cold chain market.”

A cold chain transport truck equipped with the T-80E series unit

Precise temperature control and great refrigeration capacity

By optimizing the airflow design, and with great refrigeration capacity, the air flows to the bottom of the compartment to effectively solve the refrigeration problem during parking so that the design of the unit can perform in even the harshest of conditions, right up to 55? which has been proven by extensive filed trials and thousands of running hours. As tested, the measured refrigeration performance of the T-80E series units is better than those of their predecessors based on the same test standard. More particularly, at 30? ambient temperature, the capacity of T-80E series units on engine power ranges from 7100W to 8150W when the return air to evaporator is at 0?, and from 3700W to 4100W at -20?.

The T-80E series integrates a variety of outstanding innovations. With extensive test optimizations and the outstanding system design and logic control, the units have achieved the industry-leading goal: a temperature control accuracy of less than ±1.2? at normal ambient temperatures as tested in accordance with applicable standards. As a result, the temperature-sensitive goods can be better protected. Meanwhile, this series provides various options in temperature control accuracy, a dual-temperature solution, and water heating. What’s more, the units feature the remote monitoring function to monitor the temperature changes within the compartment throughout the entire transportation process to ensure the safety of the transported goods. In addition, the highly functional EMC series controllers are also easy to operate, ensuring accurate temperature control when transporting any product. It easily meets the needs of simultaneous transportation of different goods, improve transportation efficiency, shorten distribution routes, and reduce operating costs.

High-performance, reliable, energy-efficient, and environmentally friendly

Key components of the T-80E series units have many advantages as following:

High performance and high security: The T-80E series is equipped with compressors that are corrosion-resistant, perform better, and last longer. Additionally, the series also features the spring-loaded exhaust valve plates, which are lifted as a whole at excessive high pressure to achieve the purpose of discharging and ensure the safe operation of the compressors and the units.

Low fuel consumption and low operating cost: The T-80E series  is highly  efficient  and achieve the balance between fuel consumption and performance, providing sufficient refrigeration capacity in a variety of ambient environments to  protect the goods. The included EMC controller efficiently manages all functions of the units and its advanced fuel-saving technology greatly improves the fuel efficiency. The maintenance interval is up to 2,000 hours (EMI2000), which effectively reduces the maintenance cost.

Low emission and low pollution: The T-80E series is also equipped with an efficient engine that reduces fuel consumption by 15% compared to similar products in the industry under the same ambient conditions and is superior in reducing environmental emissions and noise pollution. The longer maintenance interval of 2,000 hours/24 months reduces liquid leakage and waste emissions, creating less pollution to the environment. Additionally, 99.7% of the unit materials are recyclable to minimize the environmental impact.

Easy to operate and access

The EMC controller with graphical display and multi-language capability is easy to use. Furthermore, the units have alert levels for oil and coolant levels in addition to programmable service intervals and regular maintenance reminders. The electrical and engine components are easy for service access. The USB port enables communications with the PC MonitorTM software which supports easy unit configuration and data download.
