Reduction In Stamp Duty Can Improve Buyers' Sentiment: Magicbricks Consumer Poll


Government initiatives like reduction in stamp duty can significantly spur home buying as the latest Magicbricks Consumer Poll suggested that more than 80% of prospective buyers said that reduction of stamp duty by their respective states can influence them to buy a house.

Property registration and stamp duty charges range between 5%-9% on an average across the country and add significantly to the overall cost of the property and also act as a deterrent for many first-time home buyers.

But ever since the outbreak of the pandemic in 2020, state governments like Maharashtra and Karnataka have already taken the lead in cutting stamp duty. The Housing Ministry has also appealed to other state governments to reduce stamp duty too, which would lessen the burden on the home buyers.

In the latest poll conducted by Magicbricks, India's No.1 property site, an overwhelming 83% of the respondents feel that a cut in stamp duty would prompt them to buy a house, while 17% feel that it would have no impact on their purchasing decision.

Commenting on the consumer sentiment, Mr. Sudhir Pai, CEO, Magicbricks said: “We have witnessed a 114% rise in housing sales in Maharashtra during the period of stamp duty cuts, between September 2020 and March 2021. But ever since the expiry of the stamp duty period, we are seeing a dip in sales. This is contrary to the constant rise in demand for housing and home loans that we are witnessing on our platform. With Work-For-Home emerging as the new normal, people are looking for bigger size houses with an extra room and hence the state governments should consider offering stamp duty holidays that would lessen the burden on homebuyers.”

Last year, the Maharashtra government had rolled out concessions in stamp duty for first sale transactions, following which, it became the first state to reduce the stamp duty charges in two slabs. This resulted in a significant rise in the number of property transactions and subsequent registrations in the state. Many real estate bodies and groups have been advocating for stamp duty subsidies and more states are expected to follow Maharashtra’s stamp duty model.

To boost real estate, the Karnataka government had also reduced stamp duty charges to 3% from 5% for properties priced between Rs.35 lakh and Rs.45 lakh. Thereafter, the Delhi government slashed the circle rates by 20% to reduce the financial burden. Above all, the central government officials in several interactions suggested that state governments reduce the stamp duty charges to boost the real estate sentiments and thereby boost realty sales in their respective states.

L&T Technology Services Dedicates COVID Care Center In Mysuru As Part Of Its CSR Initiative


L&T Technology Services (NSE: LTTS), a global leading pure-play engineering services company, announced that it has dedicated a rural COVID Care Center (CCC) in Saragur, Mysuru as part of its CSR initiative, in partnership with Swami Vivekananda Youth Movement (SVYM).

The CCC will serve a population of over three lakh tribals in the region. The 19-bed center has been built within 12 days using modular prefabricated technology. Each bed is equipped with oxygen supply, critical care medical equipment and all other necessary resources. The technology used here enables the safe management and care of patients, and the infrastructure is expected to benefit the local population for up to 15 years, enabling the people of Mysuru to continue availing the benefits of this key healthcare center.

Other dignitaries to grace the occasion included Mr. S. T. Somashekhar, Mysuru District In-charge Minister (Minister of Cooperation), Mr. Anil Kumar C, Member of Legislative Assembly, and Dr. R. Balasubramaniam, Founder-President of the SVYM.

New JAGUAR F-PACE SVR: Pinnacle of Performance

The new F-PACE SVR is available exclusively with Jaguar’s 405 kW 5.0 l V8 supercharged petrol engine which delivers 700 Nm torque and drives enhanced performance with capability of 0-100 km/h in 4.0 s.

Enabled by Jaguar’s advanced new Electronic Vehicle Architecture, the transmission and dynamics systems have benefitted from incremental tweaks. The uprated Dynamic mode features unique tuning, delivering a focused and honed driving experience. Jaguar SV’s engineers have recalibrated the software to provide sharper throttle response, stiffen the suspension set up, optimize steering and enhance the exhaust mapping.

Drivers also benefit from improved brake feel in the new F-PACE SVR. The front and rear two-piece disc brakes are now supported by a new Integrated Power Booster which, along with a recalibration of the system, delivers a sportier and shorter brake pedal. The 5.0 l V8 Supercharged petrol engine is paired with Jaguar’s ultra-responsive, smooth-shifting eight-speed automatic transmission which delivers rapid gearshifts for effortless performance, while adapting the way power is delivered to suit the driving situation.

Jaguar’s All-Wheel Drive with Intelligent Driveline Dynamics is fitted as standard. The technology has a rear-wheel drive bias for enhanced driver engagement and performance, with predictive and reactive software that can distribute torque to the front and rear axles independently, and almost instantly, to provide greater control and stability in low traction conditions.

Configurable Dynamics provides enhanced driver appeal by enabling the driver to set up the vehicle to suit their personal preferences, with a choice of Comfort or Dynamic settings applied to the throttle mapping, gear shift points, steering effort and suspension. A stopwatch, G-Meter and pedal graph also help the driver to monitor performance in Dynamic mode while Adaptive Dynamics continuously adjusts the dampers for enhanced comfort and refinement depending on road and driving conditions.

New JAGUAR F-PACE SVR: Purposeful race inspired exterior

The design of the new F-PACE SVR is inspired by SV’s motorsport experience, with enhanced airflow and aerodynamic benefits delivered through new apertures and vents for improved powertrain and brake cooling.Surrounding the new SVR-badged grille, the revised bumper design features X-shape and blade-like elements intersecting the lower side air vents and intakes. An enlarged lower intake improves airflow, to cool the F-PACE SVR’s 405 kW powertrain.

The super-slim all-LED quad headlights with ‘Double J’ Daytime Running Light (DRL) signatures are available with optional Pixel LED technology and deliver increased resolution and brightness. Adaptive Driving Beam capability evaluates the road ahead and automatically adapts the high beam light to mask oncoming traffic or traffic signs, the system can create varying light beam patterns by selecting different LED segments to optimize visibility and minimize risk of distracting other drivers.
